Restructure your mortgage to match where you are now.
Refinancing rewrites your existing mortgage — usually to consolidate high-interest debt, unlock equity, or lower your monthly cost as life changes.
When refinancing makes sense
Rolling credit card, line of credit, or car loan debt into one lower payment.
Funding a renovation without touching your investments.
Pulling equity for a down payment on an investment property or a family gift.
Breaking a high-rate mortgage early when the penalty math still comes out ahead.
Restructuring after divorce, career change, or retirement.
What we look at
·Current rate, term remaining, and prepayment penalty
·Total interest cost of staying vs. breaking
·New amortization and monthly cash flow impact
·Whether an equity take-out or blend-and-extend fits better
Rules to know
·Refinances are capped at 80% of appraised value
·Amortization can extend up to 30 years on uninsured refis
·Legal, appraisal, and title costs typically run $1,000–$1,800
·Penalty to break a fixed mortgage is usually IRD, not just 3 months' interest
